Órlaith delivers tailored advice to high profile clients including domestic and international investors, developers, lending institutions, private companies and state-owned bodies, landlords and tenants across a variety of sectors. She acts on a wide range of property related matters including acquisitions and disposals, pre-lets, forward purchases, high profile lease transactions, surrender and re-gearing transactions, corporate and finance transactions, and property management and advisory issues also.

Órlaith takes pride in delivering responsive, commercial, solution focused and tailored advice to her clients, developing great relationships and offering excellent client service. Órlaith is currently working with clients such as Corum, Premier Inn, McDonalds, Holland & Barrett, Wincanton, Brookfield Property Limited and Propiteer.

Órlaith's past experience highlights include working with:

  • technology companies in relation to marquee transactions such as a European campus for a leading technology company in Dublin 4 including the agreement for lease of 563,000 square feet, new build space across two interconnected office blocks;
  • occupiers across various sectors in relation to FRI, and flexible lease arrangements as sole occupiers and also in relation to multi-tenanted facilities (including options, pre-emptions and bespoke arrangements e.g. regarding block services during periods of sole occupation), in diverse and varied locations including in and around Dublin's prime office and high street locations;
  • developer clients in relation to the acquisition of development sites for various development projects including industrial, mixed-use and residential projects in a range of locations such as high density, city centre and greenfield development zones;
  • a retail bank in the acquisition of a portfolio of 25 high street retail premises;
  • institutional landlords in relation to acquisitions, disposals, development of scheme documentation, and commercial landlord and tenant matters including including retail premises and office premises in prime city centre Dublin 1, Dublin 2 and Dublin 4 locations and logistics premises at industrial parks around Dublin, Leinster and other locations;
  • public bodies in relation to a range of property issues including licences, disputes and estate management issues; landlord and tenant matters including key infrastructure other high profile stakeholder occupiers and users of the infrastructure owned;
  • lenders in relation to various real-estate finance projects including real estate assets in various sectors such as logistics, office, mixed use, hospitality, retail;
  • an institutional investor in relation to the acquisition of various PRS schemes including forward purchases;
  • real estate investors (private equity, sovereign, institutional, industry and developer clients) in relation to acquisitions, estate management and disposals including the hotels, and prime city centre office and other assets including head quarter premises with high profile occupier clients;
  • private equity clients in relation to various projects including, acquisitions, disposals, loan to own acquisitions, scheme set up, title remediation and other matters in relation to diverse property portfolios including high end PRS, shopping centres, office and development sites;
  • a pension scheme in relation to taking security over employer real estate assets to the value of in excess of €100 million.
