The EV charging market comes of age: investment, optimisation and growth in 2026

The EV charging market is entering a more mature phase, with industry focus shifting from rapid deployment to utilisation, profitability, grid capacity and strategic partnerships.

Ahead of EVCharge Live UK (22-24 September), this article explores the key trends shaping the sector and the opportunities for businesses navigating the next stage of EV infrastructure growth.

Over the last few months, there has been a noticeable shift in the EV charging market. Whilst deployment remains a key priority, conversations across the sector are increasingly focused on utilisation, operational performance, grid capacity, strategic partnerships and long-term commercial sustainability.

Having spent many years advising and working in-house within the EV charging sector, it has been particularly interesting to see how the market continues to evolve. The industry is no longer solely focused on rolling out charge points as quickly as possible. Instead, many charge point operators (CPOs), investors, landowners and public sector bodies are turning their attention to how charging networks can be optimised, monetised and integrated into the wider energy system.

These themes are expected to feature prominently at EVCharge Live UK – one of the UK's leading EV charging infrastructure events, taking place at the NEC Birmingham and bringing together CPOs, fleet operators, local authorities, landowners, investors and technology providers from across the sector.

Investment continues despite market challenges

Despite some well-publicised challenges around deployment rates, capital costs and profitability, the sector continues to attract significant investment.

Investors remain attracted by the long-term fundamentals underpinning the market:

What is changing, however, is the sophistication of investors' due diligence. Increasingly, investment decisions are driven by utilisation data, site performance, power availability, network resilience and contractual structures rather than simply the number of charge points installed.

As a result, legal and commercial arrangements are becoming more sophisticated, with greater scrutiny being applied to site rights, landlord relationships, revenue sharing mechanisms, operational responsibilities and termination provisions.

Grid capacity has become a strategic issue

One of the most frequent topics discussed across the sector is grid connection availability.

The historic model of simply identifying a suitable location and obtaining a connection is becoming increasingly challenging in some parts of the country. Grid constraints have encouraged operators and site hosts to take a more strategic approach to energy management.

Battery storage, on-site generation and smart energy solutions are no longer niche considerations. They are increasingly becoming fundamental components of charging site development.

For many operators, the question is no longer simply "Where can we build?" but "Where can we secure sufficient power to build a commercially successful site?"

This convergence between EV infrastructure and wider energy infrastructure creates significant opportunities for collaboration between charging operators, energy developers, distribution network operators and investors.

Another trend we are seeing is the continued growth of strategic partnerships.

The most successful market participants increasingly recognise that delivering charging infrastructure requires expertise from multiple sectors. Partnerships are emerging between:

  • CPOs and supermarkets;
  • CPOs and retail destination owners;
  • Fleet operators and charging providers;
  • Local authorities and private sector developers;
  • Energy companies and CPOs; and
  • Property owners and infrastructure investors.

These partnerships often create mutually beneficial outcomes by combining strategic locations, customer footfall, operational expertise and access to capital.

However, they also raise important legal and commercial considerations. Many of the projects we advise on involve complex issues relating to:

  • Hosting and concession agreements;
  • Development and access rights;
  • Grid and utility infrastructure;
  • Revenue sharing arrangements;
  • Exclusivity provisions;
  • Performance obligations;
  • Asset ownership; and
  • Future-proofing arrangements for technological change.

Getting these foundations right at the outset can have a significant impact on project success.

The rise of portfolio optimisation

Perhaps the clearest sign that the market is maturing is the increasing focus on portfolio optimisation. A few years ago, growth was often measured by the number of charge points deployed. Today, the discussion has evolved. Operators are increasingly analysing:

  • Site performance;
  • Charger utilisation;
  • Customer behaviour;
  • Energy costs;
  • Maintenance requirements;
  • Grid constraints; and
  • Long-term profitability.

This mirrors the evolution seen in other infrastructure sectors, where operational excellence becomes just as important as initial deployment.

For investors and lenders, operational performance is becoming a critical measure of value creation.

For landowners, understanding utilisation and site economics is increasingly important when negotiating new hosting arrangements or reviewing existing portfolios.

The industry continues to face challenges, particularly around grid capacity, deployment costs and achieving profitability at scale. However, these are the challenges of a growing and increasingly sophisticated infrastructure sector.
